Write down what you are trying to accomplish before comparing loan names. Common goals include repairs, debt consolidation, cash flow planning, remodeling, buying a home, refinancing, or retirement planning.

What is my estimated home value?

Start with a reasonable estimate from comparable sales, online tools, a real estate professional, or a formal appraisal if needed later. Online estimates are useful, but they are not final loan decisions.

What do I owe on my current mortgage?

Your mortgage balance helps estimate equity. Estimated home value minus mortgage balance equals estimated equity. This is only a starting point, not an approval.

How soon do I need to decide?

Your timeline matters. An urgent repair, a future remodel, or long-term retirement planning may each lead to a different conversation.

What monthly payment can I handle?

Consider payment, interest rate, fees, closing costs, loan term, whether the payment can change, and total cost over time. Do not focus only on how much you may be able to borrow.

Your expected time in the home can affect whether costs, timing, and loan structure make sense for your situation.
